Heading into Fall,  the Bolivar Peninsula real estate market continues to show just how different our coastal market is from the national averages. Whether you’re buying or selling, understanding what the numbers mean for you is important

Inventory Snapshot

There are 455 active listings with 116 homes sold in the past six months, which works out to about 23 months of inventory. Nationally a balanced market typically holds 4–6 months, so it’s clear that buyers have more leverage right now.  (But do they?)

Breaking it Down in all Sectors:

  • Up to $500,000 → 127 active | 73 sold | 10 months of inventory

  • Up to $1M → 195 active | 42 sold | 27.9 months of inventory

  • $1M+ → 36 active | 4 sold | 54 months of inventory

Days on Market

Nationally, homes are averaging about 51 days on market. On Bolivar, listings are taking longer:

  • All homes: 229 days

  • Up to $500k: 242 days

  • Up to $1M: 214 days

  • $1M and Up: 132 days

Even our fastest-moving segment is still over 2.5 times slower than the national pace.

What Buyers Should Know

  • More inventory = more options.

  • Longer days on market give you time to compare.

  • Negotiation power is shifting toward buyers, especially in higher price ranges.

What Sellers Should Know

  • Pricing and presentation are critical—buyers have choices.

  • Expect longer timelines to secure an offer.

  • In the affordable segment, demand is stronger, while higher-end homes will require patience and strategy.

Final Takeaway

I’m curious who you think the real winner is,  the buyer or the seller?  Because I don’t see a clear winner until we have a strong economy both parties are hurting.

The Bolivar Peninsula remains a unique coastal market. While national numbers show a more balanced pace, locally we’re working with higher inventory and extended timelines. That creates opportunities for buyers and important strategy considerations for sellers.
