2. Understand the Property’s Flood Zone
Next, find out where the property sits within the flood maps.

Don’t assume two homes in the same neighborhood will have identical flood considerations.

3. Get a Thorough Home Inspection
Coastal homes live in a demanding environment.
Salt air, humidity, wind and storms can affect roofs, HVAC systems, decking, exterior materials, pilings and other components.

In addition, pay attention to how well the property has been maintained. Regular coastal maintenance can make a significant difference in a home’s condition.
4. Understand Rental Income Before You Buy

A home that generates substantial gross rental revenue may also have significant expenses.
Those expenses can include:

Look at the property between the house and the Gulf.
Are there vacant lots? Could another home potentially be built there? Is there already development in front of the property?
No one can guarantee that a view will remain unchanged. However, researching the surrounding property can help you better understand what you’re buying.
In other words, don’t simply buy today’s view.
Think about tomorrow’s view, too.
7. Calculate the True Cost of Owning a Crystal Beach House
Finally, look beyond the sales price and mortgage payment.
Your total cost of ownership may include property taxes, insurance, utilities, HOA or subdivision fees, maintenance, repairs and rental-related expenses.
Beach houses also require ongoing maintenance because of the coastal environment.
Understanding those expenses before you buy can help prevent surprises later.
