What they don’t think about is the hardest conversation we have before any of that happens.

Pricing.

I’ve spent a lot of time talking with seller clients lately, and I’ll be honest—these conversations aren’t always easy.

They’re not always fun.

But they’re based on facts.

The truth is, buyers don’t purchase homes based on what an agent says they’re worth. They compare your home to every other property available and decide which one offers the best value.

In today’s market, buyers have choices. More inventory and increasing price reductions in many areas mean they’re taking their time and negotiating more aggressively than they did just a few years ago.

Pricing Isn’t About Hope—It’s About Strategy

Every seller wants to maximize their investment, and they should.

But pricing your home isn’t about picking your favorite number.

It’s about positioning your property where buyers will notice it, schedule a showing, and ultimately make an offer.

When a home is priced correctly from the beginning, it creates excitement and activity. When it’s priced too high, buyers often move on before ever stepping through the front door.

The first few weeks on the market are often the most important. That’s when your listing receives the most attention, making an accurate pricing strategy one of the biggest factors in a successful sale.

My Job Isn’t to Win the Listing

Could I tell every seller exactly what they want to hear?

Sure.

But that’s not how I do business.

My job isn’t to win a listing appointment.

My job is to get you to the closing table.

Sometimes that means having an honest conversation about where today’s market is—not where it was last year or where we wish it was today.

Because I’d rather have one difficult conversation upfront than explain months later why your home is still on the market.
