That’s why staging doesn’t necessarily mean completely redecorating your home. Often, it’s about removing distractions and making sure the best features of the property get noticed.

1. Start With a Plan
Before moving furniture or buying anything, walk through every room and look at it from a buyer’s perspective.

That can include excess furniture, small appliances, toys, magazines, pet items, family photographs, personal collections and other everyday clutter. The checklist also recommends organizing closets and decluttering the garage.
You want buyers looking at the house, not your stuff.
And don’t forget closets. Buyers open them.
3. Let Your Crystal Beach Views Do Some of the Work
If your property has a great view, don’t hide it.
Pull back curtains and blinds. Let in natural light and make the view part of the room.

For a beach property, the deck, Gulf breeze, water view, or outdoor entertaining area may be one of the reasons someone falls in love with the house.

4. Pay Extra Attention to Kitchens and Bathrooms
Buyers notice kitchens and bathrooms.
Fortunately, you don’t always need a major renovation to make them show better.
Start with the basics:
Clear the countertops.
Clean appliances and fixtures.
Organize cabinets, drawers and the pantry.
Replace worn caulking.
Remove stains.
Put out clean, fresh towels.

5. Don’t Forget Curb Appeal
The showing starts before the buyer opens the front door.
Look at your property from the street and ask yourself what kind of first impression it makes.
The checklist recommends checking the front door and address numbers, power washing siding and windows, inspecting the roof, sweeping walkways, trimming landscaping, and cleaning gutters and downspouts.
For a Crystal Beach house, I would also pay attention to the areas buyers naturally notice around a coastal property: stairs, decks, railings, parking areas and outdoor entertaining spaces.
6. Brighten the House Before a Showing
Light matters.
Open the curtains and blinds. Turn on the lights. Make rooms feel bright and welcoming.
The staging checklist also recommends letting in fresh air when appropriate and relocating pets during an open house.
One important point: you want the home to feel pleasant, but don’t overdo fragrances. Clean and fresh is usually better than trying to cover a smell with a strong scent.
You Don’t Have to Make Your House Perfect
This is the part I want sellers to remember.
You’re preparing your home for the market—not trying to make it perfect.
Before you spend thousands of dollars changing things, talk with your Realtor about which improvements are likely to matter to buyers and which ones may not be worth the expense.
Sometimes a deep cleaning, decluttering, rearranging furniture and improving the presentation can make a bigger difference than an expensive project.
