Start With a Fresh Set of Eyes
Walk through your house as if you’re seeing it for the first time.
Beach houses tend to collect plenty of extras—coolers, beach toys, fishing gear, rental supplies and extra furniture. Decluttering and removing oversized furniture can make rooms feel larger and help buyers focus on the property rather than what’s inside it.
Clean countertops, organize closets and remove unnecessary personal items. You don’t want to remove all of the home’s personality, but you do want buyers to be able to imagine their family enjoying the house.
Show Off What Makes a Beach House Special
If you have a Gulf, bay or canal view, don’t hide it.
Open the curtains and blinds and arrange furniture so buyers immediately notice the view. Your deck is also valuable living space, so make it inviting with clean, simple outdoor furniture. The staging checklist specifically recommends showcasing views and staging decks and porches to highlight a home’s best features.

Pay Attention to Coastal Wear
Salt air is tough on a house.
Before listing, take a close look at exterior light fixtures, hardware, stairs, railings, siding and outdoor furniture. Power washing and taking care of obvious maintenance can make a noticeable difference in a buyer’s first impression.
The checklist also recommends checking exterior paint and trim, power washing siding and windows, inspecting the roof and cleaning up entrances and walkways.

Professional photography matters.
Before photo day, clear the counters, make the beds, open the blinds, turn on the lights and make sure the deck and outdoor spaces are ready.
You want someone scrolling through homes on their phone to stop when they reach yours.
