If you’ve been wondering what’s happening in the Bolivar Peninsula real estate market, the latest numbers tell an interesting story.

According to data from the Houston Association of REALTORS® MLS, Bolivar Peninsula currently has 465 active listings and 108 homes sold during the past six months. The average sold price was $494,666, while properties spent an average of 236 days on the market before selling.

What Does This Mean?

The market remains heavily in favor of buyers. With 25.8 months of inventory available, buyers have more choices than we’ve seen in years. Sellers can still achieve successful sales, but pricing, condition, and presentation are more important than ever.

The average property sold for 93.93% of its list price, demonstrating that buyers continue to negotiate and look for value.

Where Is the Activity?

The strongest activity continues to occur below $500,000.

Properties between $250,000 and $500,000 accounted for 59 sales over the past six months, making it the most active price range on the peninsula. This segment also maintained a healthier 21.8 months of inventory compared to higher-priced categories.

Luxury properties continue to attract interest, but buyers have more negotiating power:

$500,000-$750,000: 36.5 months inventory
$750,000-$1M: 55 months inventory
$1M+: 23 months inventory
How Does Bolivar Compare Nationally?

Nationally, a balanced market typically carries 5-6 months of inventory. Bolivar Peninsula currently sits at approximately 26 months of inventory. National average days on market range from 60-90 days compared to roughly 236 days locally.

These numbers don’t mean homes aren’t selling. They simply mean buyers have more options and are taking longer to make decisions.

We’re still seeing buyers actively purchasing properties across the peninsula. The homes that are selling are generally priced correctly, well-maintained, and marketed effectively.
